As is generally the case, what you need to know is what is specified in the contract. All contracts are different. The signing parties agree to the terms, so review the paperwork carefully, especially the notorious fine print.

PSA's in California are online, but your best resource is a realtor. Your realtor is well schooled in how these work. However, it is a standard form, readily available online.
