What should be in a standard rental agreement for a house with a pool?

I need to protect my house and pool, what should I put in the rental agreement.

Include language in the lease about the pool, its use, its condition and the requirements of maintenance and who will provide that maintenance, service, equipment and supplies. If small kids are involved, or will be visiting, require the tenant to install a surface tension alarm.

If do not cover pool cleaning in the rent you should make sure that the tenants keep up cleaning of the pool. Make sure someone has insurance in case someone gets hurt in the pool. Renting to a responsible party is a good idea. Get references on your tenants.

You will need to outline who is to pay for the pool maintenance; maintenance being not only purchase of chemicals or pool service, but of pool equipment as well. Also, there should be a paragraph on where the liability lands in case of accident or injury to persons using the pool, including tenants or their guests.

It needs to be decided if the up keep on the pool is to be taken care of by the tenent or the landlord. If it is by the landlord you would have to stipulate when it would be done. If by the tenent, you would say what to do.
