This is the amount of a product that will be produced under ideal circumstances. These circumstances include the reaction being fully completed, no side reactions taking place, and there are no losses in the procedure. This is not realistic so the actual minus the theoretical yield makes a percent yield.

The theoretical yield for any chemical process is the amount of product that can be produced for a given amount of reactants under ideal conditions. Just as the term implies, they are just that, theoretical. In real life, chemicals have impurities, random errors occur, heat is lost, etc. , so true yield is always lower than the theoretical.
