Tires will dry rot if they are exposed to high temperatures for to long. The heat weakens the rubber, causing it to crack.

It is based on the climate,tires age and the pressure given to the tires. It is also because of sitting in sun for a long time without any movement.

Generally there aree two causes - age and weather conditions. The average life of an automobile tire is 6 years, but hot weather conditions can shorten the life of the tire.

Dry rot is typically cause by a combination of time, ozone and oxidation, not mileage. One can see dry rot by looking for small cracks in the tire.
