Whatever you sign, despite the state, can be binding. The state posts tenant rights online, which can supersede a landlord's agreement, but if you have signed it, the court may honor it. California tends to protect tenants, but is strong in protecting the "general well-being" which can supersede individual rights.

California's rental agreements require more notice of an eviction if the property is sold while the renter is there. It takes longer to complete an eviction for nonpayment.
