Can a landlord change a verbal agreement made over a year ago?

I have a fence they now want to remove after giving permission to put up. It was expensive and I think this is unfair.

Yes. A landlord can change his verbal agreement, though it is unfair, because a verbal agreement is not a leagal contract. Befor building the hut you must have prepared a written agreement because a verbal agreement does not stand in the court if the landlord objects and files a suit against you.

I'm not a lawyer, but I believe if there is no written contract you have no proof of an agreement, and it is his property. Sorry.
